We’ve compiled this manual to provide easy access to the procedures, policies, services, and amenities at The Mohrbanc and The Waterfront. The Waterfront

The Waterfront is a 1,250,000 SF mixed-use development along the western banks of the Lehigh River in Allentown, PA, that will introduce twelve new buildings and new experiences to the Lehigh Valley. The twenty-nine-acre neighborhood will consist of five Class A office towers, four luxury apartment complexes, three parking structures, a collection of restaurants and retail promenades, two outdoor programmable plazas, a meditation garden, a dog park, and a signature half-mile River Walk offering year-round programming and events. With thousands of onsite employees and residents, The Waterfront will define the up-and-coming River District and usher in the next chapter of the city’s history.

Policies & Procedures

Moving

We can’t wait to have you move into your new space at The Mohrbanc, and we’re here to help make the move-in as seamless as possible! Please contact the Property Management Team at least one week in advance to coordinate your move. We recommend you review the following rules and procedures with your moving company before the day of your arrival.

Move-In Procedures

Move-ins or move-outs need to be scheduled for weekdays between 6:00 PM and 9:00 PM or weekends between 7:00 AM and 7 PM. A member of The Waterfront Property Management Team must attend any move-ins or outs at the tenant’s expense.

Tenants are responsible for the following with their Moving Company:

  • Scheduling arrivals and departures
  • Supervising help
  • Providing access to restrooms
  • Removing all packing materials
  • Requiring placement of rigid boarding over the pathway to and from the elevators and office
  • Protecting wall corners with shields
  • Reserving freight elevators
  • Keeping elevators padded
  • Using established service routes and access doors
  • Prohibiting the use of the main lobby without special approval and preparation
  • Assuring all dollies and conveyances of materials, supplies, or equipment will be entered through the loading dock and transported via the service hallway to the freight elevator
  • Reimbursing The Waterfront for any damages made to the building

Forms Required Before Move-In

Certificate of Insurance: Per the terms of your lease, a Certificate of Insurance is to be on file with Property Management. See page XX of this guide for specific insurance requirements.

Tenant Contact Form: The Tenant Contact Form provides a space for you to designate contacts for several communication categories. In the case of an emergency, this Contact Form should be referenced to provide easy access to Building information and a list of employees and note any occupants that may need special assistance. Property Management requests a copy of this form on file to share with emergency responders should the need arise.

Moving Company Requirements

All moving companies must provide property management with a certificate of insurance (COI) as evidence of the following:

  • Worker’s Compensation Insurance (Do we want to include a minimum?)
  • General Liability Insurance (Do we want to include a minimum?)

The Additional Insured Party names are:

  • The Waterfront Development Company, Inc. et. al.

The Certificate Holder Name is:

  • The Waterfront Development Company, et. al.
  • 615 Waterfront Drive, Allentown, PA 18102

The Waterfront Development Company shall not be liable for injury or damages to any person or property involved as a result of tenant deliveries or move-ins/outs. Property Management will inspect your move-in route to your suite before and after you move. We suggest that your move coordinator attend the walkthrough.

Freight Elevator Reservations

The Mohrbanc freight elevator can be accessed via the delivery entrance at the south side of the building. Freight elevator reservations can be arranged by emailing service@thewaterfront.com. Tenants will be asked to provide delivery service information, including a Certificate of Insurance (COI).

Parcels and Large Deliveries

All deliveries should be made directly to your office space. No deliveries may be left at the delivery entrance or at the lobby security desk. Security and Property Management will not accept or sign for any tenant deliveries. If you are planning a significant delivery, such as furniture or large equipment, please contact us in advance so we can help coordinate to ensure a smooth process. Please note the following:

  • Please email the Management Team at service@thewaterfront.com to coordinate.
  • All deliveries must be made through the loading dock entrance (excluding handheld USPS, UPS, and FedEx).
  • Service elevators must be utilized for deliveries requiring equipment with wheels (i.e. hand trucks, flat-bed dollies, etc.) and must be accessed from the loading dock. Wheeled delivery equipment is prohibited in the office building’s main lobby areas and passenger elevators.
  • A Certificate of Insurance (COI) is required for all deliveries to and from the building.

Should the delivery company cause damage to the common areas, that company shall be responsible for reimbursement or repairs. Property Management will inspect the delivery route to your suite before and after delivery. A tenant representative should be present during these inspections with Property Management.

Delivery Entrance Restrictions

  • During Business Hours:
  • The time limit for trucks in the delivery entrance is thirty (30) minutes.

Note: All deliveries requiring more than thirty minutes of delivery truck parking on the loading dock must be scheduled via special reservations for non-business hours.

Mail Service

Regular USPS mail is delivered to the mail room located in the main lobby. Tenants received two mail keys upon move-in to The Mohrbanc. If a replacement or additional mail key is needed, one can be purchased by contacting Property Management.

Overnight packages will need to be coordinated by contacting Property Management to accept after-hours.

The Mohrbanc tenants can park in any space in the adjacent surface parking lot.

EV Charging Stations:

EV Stations are available for tenant and visitor use on the north side of Lot 07.

Bicycle Parking/Storage

Commuting to work by bike is a great way to fit exercise into a busy schedule and reduce gas expenses and auto emissions. Not only can biking reduce your carbon footprint, but it can also actually help to reduce stress and anxiety, boost self-confidence and improve overall mood.

A bicycle rack is located underneath the Tilghman Street Bridge to support these initiatives. Please ensure your bike is securely locked, as The Waterfront Development Company is not responsible for any damage or loss due to theft.

Wellness+

The Mohrbanc is equipped with The Waterfront’s signature campus-wide Wellness+ program, which seamlessly combines the luxury of Class A space with state-of-the-art health and wellness initiatives.

Wellness+ Office Program includes:

  • Touchless Access
  • Strategic touchless access points installed throughout common areas
  • Clean HVAC
  • Oversized units are equipped with the latest UV lights to minimize bacteria buildup
  • HEPA Air Filtration
  • Upgraded filtration system prevents viruses, bacteria, and odors throughout tenant space
  • A Cleanliness Concierge oversees the Mohrbanc during business hours who DOES X, Y, AND Z.

Filtered Water Bottle Fillers

The Waterfront recognizes the importance of sustainability. To reduce waste, The Waterfront has installed water bottle fill stations outside the common area restrooms on Floors 02 through 06.

Security

Overview

The Waterfront is committed to the safety and security of The Mohrbanc Building and its occupants. The building is staffed with 24/7 onsite security.

All building entrances have touchless access controls to promote a healthy and hygienic experience. All tenants will receive security credentials to access entrances other than the main entrance, access the elevators, and their specific tenant suite. The main entrance to the building will remain open and monitored by security officers.

Access Control

The Mohrbanc Building is equipped with a Salto Access Control system (“Access Control”). Access Control is managed by Property Management in the building’s security office.

To make changes to the Access Control system for your employees and visitors, please contact Property Management at service@thewaterfront.com. Property Management requests at least twenty-four (24) hours notice for any permanent changes to Access Control.

Building Rules & Regulations

Insurance Requirements

The Waterfront requires that you maintain Comprehensive General Liability Insurance coverage to perform work at the property. Before you will be permitted to start work, a Certificate of Insurance is required to confirm that the appropriate coverage is in effect.

General Rules & Regulations

Smoking

Smoking is prohibited in all areas of The Waterfront property including balconies and parking lots.

Catering Regulations

Catering companies are prohibited from using open flame sterno cans to heat food inside The Mohrbanc. As an alternative, caterers can use electrically heated chafing dishes. Please ensure you have the proper type and number of receptacles and circuits to accommodate the additional power. We appreciate your cooperation and efforts in keeping The Mohrbanc a safe work environment. Should you have any questions, please contact Property Management.

Holiday Decorations

All decorations must be made from artificial flame-resistant materials. Decorations of a natural evergreen variety or other natural decorations (i.e. laurel, holly, wraths, etc.) are not permitted. Decorations may be used in open areas only and are prohibited in elevators stairwells, and confined areas.

Photography, Video Filming

All activities in the common areas within The Waterfront involving professional photography, videotaping, or filming for media or commercial purposes requires the approval of Property Management.

Property Management

SteelRock Property Management staff is dedicated to ensuring your needs are met daily. Please do not hesitate to call 610-628-9450 or email info@steelrockpm.com with any questions or concerns. The office is open Monday through Friday from 8:00 AM to 5:00 PM.

Rent Payment

Rental payments are due on the first day of every month. Late charges will be assessed for payments received after the first of the month in accordance with your lease.

In a continuous effort to go green, monthly statements will be sent as a PDF attachment to the designated email address. We will need the following information:

  • Tenant Organization Name
  • Tenant Contact Person Email Addresses (we can accommodate up to five email addresses)

Lost & Found

All items found in the facility will be held in the Property Management Office for 60 days. After 60 days, items will be either donated or thrown away. If you have lost an item, please contact Property Management to retrieve them.

Cleaning

The health and safety of all employees, staff, and visitors is a top concern for The Waterfront. The most commonly touched surfaces in the building are cleaned routinely throughout the day, and traditional door access methods have been replaced with touchless, automatic door-opening systems.

The Mohrbanc’s Cleanliness Concierge maintains a pristine space that will provide a welcoming environment for employees and a positive first impression to guests.

Exterior window cleaning for the building occurs on a bi-annual schedule in MONTH and MONTH.

How do I request a service call?

How do I request additional space?
Please contact Jody King from CBRE directly at PHONE NUMBER or EMAIL for information about leasing additional space. Or contact your Property Management team to assist in putting you in contact with the correct person.

Can I bring in a Space Heater?
Space heaters are not permitted in the building. Please let the Property Management team know if you are experiencing hot or cold conditions, and we can adjust your space temperature accordingly.

I plan on working after the building’s normal hours; how do I request lighting, heating, or air conditioning?
All requests for overtime lighting or HVAC must be submitted through TENANT PORTAL at least 24 hours before the desired timeframe.
